Could Down-Payment Assistance Help You Buy a Condo Along Peachtree?
An OnPeachtree inventory snapshot for November 4, 2026
Atlanta’s Peachtree corridor may be known for luxury high-rises, but today’s condo inventory offers a much wider range of prices than most buyers might expect.
Our November 4 GaMLS search returned 142 active listings across selected SoNo and Midtown condominium buildings, with asking prices beginning at just $90,000.
Why that matters? Because qualified buyers may be able to use down-payment assistance toward the purchase of an eligible Atlanta condominium.
From SoNo thru Midtown: 47 Active Listings
South of North Avenue—SoNo—connects Downtown and Midtown, with access to MARTA, major employers, universities, entertainment and some of Atlanta’s most recognizable buildings.
Current GaMLS inventory includes:
- Kessler City Lofts: No active listings
- William Oliver: 16 listings, from $90,000 to $220,000
- Peachtree Towers: 11 listings, from $154,900 to $395,000
- The Reynolds: 6 listings, from $275,000 to $499,900
- The Ponce: 1 listing at $650,000
- Windsor Over Peachtree: 13 listings, from $170,000 to $365,000
The William Oliver, Peachtree Towers and Windsor Over Peachtree are especially worth exploring for buyers searching within the price ranges commonly associated with Atlanta homebuyer-assistance programs.
Midtown: 95 Active Listing Results
Midtown provides a different condo experience: walkability, restaurants, arts and cultural destinations, MARTA access and a broad selection of high-rise communities.
Current GaMLS results include:
- Cornerstone Village at 800 Peachtree: 14 listings, from $210,000 to $410,000
- 805 Peachtree: 5 listings, from $295,000 to $599,999
- Peachtree Lofts: 4 listings, from $200,000 to $450,000
- Viewpoint: 14 listings, from $270,000 to $950,000
- Spire: 19 listings, from $250,000 to $1,099,000
- Metropolis: 15 listing results across two GaMLS searches, from $249,000 to $489,000
- 1010 Midtown: 16 listings, from $332,500 to $1,200,000
- 1065 Midtown at Loews: 6 listings, from $679,000 to $2,245,000
- 1421 Peachtree: 2 listings at $175,000 each
Midtown clearly includes luxury inventory, but several buildings also have options beginning below $300,000.
Where Down-Payment Assistance May Fit
The right program depends on the buyer, property, income, mortgage and condominium community. Three price ranges provide a useful starting point:
Condos priced at $325,000 or less
ATL HomeNOW may provide qualified buyers with up to $20,000 for a down payment, closing costs, a permanent interest-rate reduction or a combination of the three.
The program has a maximum first-mortgage amount of $325,000, rather than a maximum purchase price.
Condos priced from $325,001 to $375,000
Atlanta Housing offers assistance to qualified first-time buyers purchasing within the City of Atlanta. Its general program has a maximum purchase price of $375,000.
Eligible buyers may receive up to $20,000, with as much as $25,000 available to certain public-safety, healthcare, education, military, veteran and voucher participants.
A separate Atlanta Housing initiative may provide up to $60,000 to qualifying Housing Choice Voucher participants.
Condos priced from $375,001 to $400,000
Some properties in this range could still work with ATL HomeNOW if the first mortgage does not exceed $325,000 and the buyer has sufficient assistance or additional funds.
Atlanta’s BeltLine Mortgage Assistance Program permits first-mortgage loans of up to $400,000, but properties must be located within specified south and west BeltLine Tax Allocation District areas. A property’s location must therefore be verified before assuming it qualifies.
Assistance Is Only Part of the Qualification
A listing’s price alone does not establish eligibility. Before relying on an assistance program, buyers should verify:
- Household income and asset limits
- Credit and mortgage qualification
- Required buyer contribution
- City and program boundaries
- Condominium-project eligibility
- HOA dues and special assessments
- Owner-occupancy requirements
- Available program funding
Some programs also require an approved participating lender and homebuyer-education course.
