4.22 (> 4, but < 5) Things to Know Before Buying OnPeachtree

Buying a home OnPeachtree isn’t simply about finding the right house or condo.

Peachtree connects some of Atlanta’s most recognizable places — from SoNo (a.k.a. Downtown) through Midtown and Buckhead, into Brookhaven and Chamblee. But travel a few miles along the corridor and the housing, lifestyle, transportation and even the way you should evaluate a property can change dramatically.

So before you start searching, here are 4.22 things worth knowing.

1. You’re Not Just Buying a Home. You’re Buying a Location Within the Corridor.

Two properties can both have a Peachtree address and offer completely different versions of Atlanta.

Maybe you want to walk to the Fox Theatre from Midtown. Maybe MARTA access matters more than square footage. Maybe Buckhead puts you closer to work and shopping. Or maybe Chamblee gives you the combination of transit, restaurants and housing you’re looking for.

Start with the life you want to live.

Then find the property that fits it.

2. If You’re Buying a Condo, Buy the Building Too.

The unit is only part of the purchase.

Amenities. Parking. HOA fees. Reserves. Rental restrictions. Insurance. Assessments. Management. Recent sales. Pending sales. Even how many similar units are currently competing for buyers.

Those things can matter just as much as countertops and views.

That’s why comparing a Midtown condo only to other condos with the same bedroom count and ZIP code doesn’t tell the whole story.

Know the building before you buy the unit.

3. Think Beyond the Car.

One of Peachtree’s biggest advantages is connectivity.

MARTA stations along and near the corridor can connect residents to Downtown, Midtown, Buckhead, Brookhaven, Chamblee and the worlds busiest airport. Depending on where you live and work, that can change how often you need your car — or potentially whether you need one at all.

When comparing two properties, don’t just ask:

“How far is this from work?”

Ask:

“What can I reach from here?”

That’s a much more interesting question.

4. The Best Deal Isn’t Always the Lowest Price.

Price matters. But so do the terms.

A property that’s been sitting longer may present a different opportunity than a brand-new listing. Seller-paid closing costs, repairs or other negotiated terms can sometimes make one purchase more attractive than another property with a lower sticker price.

The goal isn’t simply to find something cheap.

It’s to understand where the opportunity is.

.22 — Walk It Before You Buy It.

Here’s the little extra.

Once you think you’ve found the one, get out of the car.

Walk to coffee. Find dinner. Locate MARTA. Visit the grocery store. Walk around the building at night. See what Saturday morning feels like.

Because you’re not buying 1,200 square feet in isolation.

You’re buying your piece of Peachtree.

The 4OneOne

The question isn’t simply, “What can I afford?”

It’s:

Where OnPeachtree gives me the life I want at a price that makes sense?

From SoNo and Downtown to Midtown, Buckhead, Brookhaven and Chamblee, that’s the question OnPeachtree is built to help answer.

Live. Explore. Know Atlanta’s most iconic corridor.
